How do I apply for an Apartment?

If going to the main office, please put in a referral for Gabriela Kennedy only to get the exclusive deals! 

What utilities are included in the rent?

Water, Trash, and sewage are included in monthly rent. 

Electric is tenants responsibility. Must be hooked up 3 days before move-in date. 

What are the lease terms?

All apartments are only 12 month leases. 

How long does approval take?

Typical turnarounds range from 1-5 days depending on the apartments available

What is the total move-in cost?

Rent + Deposit + Application fee + prorated rent (if applies)

Can I tour the apartment before applying?

Yes! In-person options are available! Please contact Gabriela Kennedy to at 352-277-6358 to schedule a viewing.

Are there noise or quiet hours?

Typical hours are 10 P.M - 7 A.M.

What is your smoking policy?

Our community is a smoke-free environment. Smoking of any kind is not allowed inside apartments, hallways, elevators, stairwells, amenity areas, or any indoor common spaces.

What documents do I need to apply?

ID, Paystubs, Bank Statements, Employment verification for any one over the age of 18 that will be living permanently in the apartment.

Do you allow co-signers or guarantors?

Yes! All documents and paperwork still will need to be provided for proof of income and credit.

Are Pets allowed?

One-time nonrefundable pet deposit fee of $300.00.

Large dogs, small dogs, and 2 cats max allowed. Pets must be spayed or neutered. No breeding allowed.

All dogs must be on leashes if walking around at all times. No tying outside of any kind.

All feces must be picked up and cleaned after. 

Are there restricted breeds?

No aggressive breeds or mixed aggressive breeds.

What is the guest policy?

 

  • Residents may have guests stay up to 3–7 consecutive nights without management approval.

  • Guests staying more than 7 nights in a month may require written permission from management.

  • Anyone staying more than 14 total days in a 60-day period may be considered an occupant and must be added to the lease (subject to application and screening).

 

  • Residents are fully responsible for the behavior and actions of their guests.

  • Any damages caused by guests will be charged to the resident.
